Mein Aufenthalt war im Großen und Ganzen angenehm. Allerdings finde ich es absolut inakzeptabel, dass ich bereits seit über sechs Wochen auf die Rückzahlung der Kaution warte, obwohl mir zugesichert wurde, dass dies innerhalb von vier bis maximal sechs Wochen erfolgen würde.

Die Wohnung verfügt über alles, was man braucht, und hat eine gute Verkehrsanbindung. Besonders zufrieden bin ich mit dem Hausmeister Mayk, der immer hilfsbereit und freundlich ist. Ich möchte ihm dafür danken.

Hört bitte endlich auf den Rasen auf dem kleinen Spielplatz zu wässern! In dem Gebäude leben keine Kinder und der Spielplatz ist für Außenstehende nicht zugänglich. Diese Art der Wasserverschwendung ist absolut unnötig.

Sehr praktische Einrichtung in unmittelbarer Ku'damm Nähe mit sehr gutem Service sowie einem sehr freundlichen und hilfsbereiten Hausmeister. Für Kurzzeitmieten sehr zu empfehlen.

It includes details that I found relevant to my experience. Others may have different preferences and experiences in each of these categories. I have also improved the public rating from 1 to 2 stars after a call with the property management. *

1. Customer Service (Rating: 1 out of 5)
My experience with the customer service was unsatisfactory:
- Communication Issues: My calls were occasionally not returned. When I did receive responses, they were delayed, making it difficult to resolve important matters promptly.
- Deposit Return Problems: I was assured that my security deposit would be returned within 3 to 4 weeks. However, it took much longer than promised. Moreover, despite confirming via phone and email that the deposit should be returned to a specific account, it was transferred to the wrong one.
- Mandatory Cleaning Fees: The contract stipulated automatic deductions from the deposit for cleaning fees—€198 for final cleaning and €45 for cleaning slipcovers—regardless of the apartment's condition. This seemed excessively high and unavoidable.
- Unfounded Damage Claims: I was held responsible for damage to a table that I never used. This experience underscores the importance of thoroughly documenting the apartment's condition upon move-in and move-out. I strongly recommend future tenants take detailed photos of every part of the flat.
- Parking Space Issues: Initially, I was told that no parking spaces were available, even though I regularly observed vacant spots in the garage. Eventually, they confirmed availability but at a price significantly higher than nearby alternatives, which felt unreasonable.
2. Location (Rating: 1.5 out of 5)
The location had both advantages and drawbacks:
- Proximity to Workplace: The main reason I chose this location was its closeness to my office, which was convenient.
- Safety Concerns: There were many homeless individuals sleeping under the bridge right next to the building, raising concerns about safety and security. Additionally, I encountered situations where the doors to the property (not building) would open without needing a key, making me feel uneasy about unauthorized access. I reported these issues to management, but the problem occurred again.
- Access to Public Transport: On a positive note, the property was well-connected to public transport, making it easy to navigate the city. Though depending on which side of the building your window will face, I speculate that you will have disruptive noises from the train station.
3. Stay (Rating: 4 out of 5)
Regarding the apartment itself:
- Apartment Quality: The flat was adequately sized with decent amenities. It met my basic needs during my stay.
- Limited Time Spent: Due to my work schedule, I left early in the morning and returned late at night, so I spent minimal time in the apartment. During the time I was there, I didn't encounter any significant issues.
4. Pricing (Rating: 2.5 out of 5)
My thoughts on the pricing:
- Monthly Rent: I was aware of and accepted the monthly rent of €1,370. However, I feel that the value received did not fully justify the cost, considering the issues I faced.
- Parking Fees: The garage parking was offered at €180 per month, which is considerably higher than nearby parking options that are more affordable.
5. Other (Rating: 4 out of 5)
Additional observations:
- Amenities: The gym facilities were decent and included at no extra cost, which was a positive aspect.
- Internet Service: Wi-Fi was available and worked reliably throughout my stay.
- Community: I rarely met other residents, but those I did encounter were kind and pleasant.
